Basement and crawl space water damage often happens slowly and silently. Many people don't spend much time examining their basement and, let's face it, when's the last time you visited your crawl space?
While water intrusion upstairs in the living spaces is usually acute and obvious, basement and crawl space water damage can be subtle seepage that homeowners aren't aware of—until it progresses to the point where it's affecting the entire house.
Here are some signs that water damage is already underway in these two, less-visible locations:
- Mold and mildew growth. You'll notice black or brown splotches on the concrete walls and/or floor. The area will often have a noticeable musty odor, as well. If you aren't sure what you're dealing with, DIY mold testing kits available at home centers can verify the presence of mold.
- Saturated walls or floor. Water infiltrating from the soil beneath the foundation may completely soak walls and floors and form puddles. This may be a temporary inundation due to unusually heavy rain or snow melt, or it may be a chronic problem resulting from a rising water table in the soil which pressurizes water through the walls and floor.
- Rusted and corroded metal. When seepage produces continuous high humidity in basements and crawl spaces, metal plumbing, electrical and structural components often show advanced rust and corrosion.
Crawlspace and Basement water damage can usually be resolved by installing a sump pump to remove seepage due to a rising water table, and a dehumidifier to take excess water vapor out of the air. After the water and humidity issues are addressed, treatment by a professional to eliminate mold contamination may be required.
