- Check the gradient of the landscape. If the conformation of the ground diverts water into instead of away from the structure, mold-producing moisture can seep in through walls and foundation.
- Keep the gutters free. Clogged rain gutters promote mold growth. Stagnant water provides moisture, and decaying organic debris stuck in gutters serves as mold food. Flushing gutters out regularly eliminates this environment.
- Maintain indoor humidity between 30 percent and 50 percent inside to discourage mold growth. Bathrooms and kitchens that produce steam are common sources of excessive indoor water vapor.
- Keep ducts dry. HVAC ducts can be the perfect cool, damp environment for mold growth. Run the heating system at regular intervals to dry out ducts and inspect the A/C system for mold growth on components like the evaporator coil. Change the air filter regularly.
- Inspect the basement and attic. The basement or crawl space is typically cool, dark and clammy. The attic accumulates water vapor from living spaces below and moisture from roof leaks. Both environments encourage mold growth and should be inspected regularly.
- Involve the tenants. Verify that occupants are aware of the circumstances that promote mold growth. Make yourself available to answer questions and respond positively to reports of possible mold contamination.
